Construction Update

The Hiker/Biker trail fence between Buildings 3 and 4 is supposed to finally come down before the end of the month... so the trail will go directly through the neighborhood and not behind Woodberry anymore! 

The Village Green is finally green.  It will be interesting to see what they put here.  The developer said nothing will be physically installed/built on the Village Green until 2019.  They have started building a sidewalk around the Village Green and are going to put some trees in there as well.

For the townhomes, Building 7 and 8 are finally just about completed with some folks in the homeowners group saying they are having closings even in Building 8 in late September.  Appears most of Building 7 is already closed and folks are moved in.

The foundation of building 9 is completed but they still have not actually starting building on it... They still have NOT started digging for the building 10 foundation. It is looking like they will be ready to start building up for building 9 within the next week or so.  Usually by now they would have already started building up so not sure what the hold up is for building 9.  This is going to push the completion of the last townhome till at least till March or so..  (just my guess)

The Parking Garage is completed.  The garage is supposed to open by the end of this month.

Construction on the apartments is not going to begin for at least 90-120 days according to the developer.   So they will not start on the apartments until first quarter 2019.  The garage is supposed to open and be in use by the end of this month.

Finally the paving in Riverdale Park Station is completed, all except for the roads down by the new townhome buildings (7,8,9,10).  Finally having paved roads after living here 15 months without them is great.

On November 1st the homeowners of Riverdale Park Station finally gain control of the homeowners association as the development is > 70% sold.

  1. Can someone provide some insight re: train noise along 47th street I'm looking at one of the new units that face 47th st and am worried about train noice. Help please :)

    1. I am up in building 2 and the noise is not too bad at all from up here so it's hard for me to say.

    2. We are on 47th in building 6 and the train noise doesn’t bother me. It can be loud with the windows open, esp if a big freight train comes through. They do use their horns sometimes, but not a lot. We also hear the metro and they use their horns a lot. But you will be pretty far from the metro.

      I think it just depends on whether the train noise annoys you. For whatever reason I don’t mind it, but I know there are people father away on Woodbury who really hate it.

  2. We own lot 113 (when its done) and its the last house on 47th. We've driven by our lot many times and did not even realize we were THAT close to the train tracks until our last visit when a train rode by. Not too loud, although there were no horns/whistles (is there some ordinance that keeps the trains from blowing their whistles that close to houses?). One concerning thing we did see, and the only reason we noticed the train, was that the sound barrier that runs parallel to 47th and the sound barrier running perpendicular to it did not actually meet. It was like there was a slab missing that would connect the 2 walls. Any idea on if it is going to stay this way?

    1. I was told that the sound barrier is completed. I also thought it would go further but it is not going to.

  3. Also, we just had our pre-construction meeting for lot 113 (building 10) and we were told the hold up was with lumber. This hold up pushed our completion date from February/March to March/April.

    2. I have a hard time believing this. The only retail space in building 5 that’s big enough to support ‘5 dwelling units’ would be attached to the parking garage and sit on the Main Street right across from the future hotel.

    3. Hurtem... the developer mentioned to us about removing that retail to us a few months back, but then just recently said they have changed their plans back to the original plan.... and the retail spots WOULD remain in building 5. Is there something you saw that contradicts this?

    5. Mark, I agree that it won't be townhomes, but condos or apartments maybe. I'd hope that the retail will remain and hope that UP is using dated information.

    6. hurtem: I had heard about the original amendment to remove the retail in building 5 back in spring, but was told the developer was revising that amendment. The update you sent says "Riverdale Park Station is revising an amendment to replace retail with five dwelling units in Building 5" so it's possible this is just the news about how they are not removing the retail in building 5... but it's hard to tell for sure. Will follow up again.
