Pre-Drywall Walkthrough:

We had our pre-drywall walkthrough last Friday (4-14-17)

Pictures and what you see in a pre-drywall inspection are pretty boring… they all look like this.


One thing I would STRONGLY recommend is getting a pre-drywall inspection done.   Although our inspector did not find anything major he did find 8-9 smaller issues that we are glad got identified and fixed.

We used Cliff Kornegay with Captiol Hill Home Inspection and were very happy with his work.

Now we are just waiting on a closing date and still holding on to hope we close at the end of May as planned.

  1. Was the builder amenable to getting those smaller items fixed and were they resolved quickly? Do you have to do a second walk through to confirm that the items were taken care of

    1. I wouldn't use the word "amenable" but they did resolve 8 of the 9 issues by Tuesday. 1 issue was very minor and somewhat subjective and that one was not fixed. There was no second walk so I got pictures of the repairs sent to me.

    3. Thanks. I was asking because I have a unit under construction in the same building (So we will be neighbors!). I had my walk thru this week with an inspector. The impression I got is that minor issues don't get fixed but I submitted a list of things that were incomplete and some other "non-code" issues anyway. No word yet on what they intend to do. I hope they do the right thing. I'm glad I found your blog as I'm going through this process with you!

    4. That's great! I am glad this blog is finally finding other folks who have already bought in Riverdale. So you got to walk through WITH your inspector? They made me sign something that said I would not walk with my inspector which I thought was strange. I got the same impression you did that items may not be fixed but they DID take care of them. Only item that was not resolved was shims for the stairs. I'm still waiting for a closing date and starting to worry it won't happen by May 31st. I went to Whole Foods last night and it appears the finishing touches are being put on the outside of building two now. Building three they are working on the third level already.

    5. I know. I signed the form too. But I was given virtually no advance notice of the walk-thru date so I scrambled to get an inspector scheduled at the last minute. Everything happened in unusual order, I think. He arrived before me and got started on his own. While he walked through on his own, I walked thru separately w/ builder rep. At the end, I was left in the home with inspector to review my report. I emailed the report to builder same day. I haven't heard from builder since so I wasn't sure what the reaction to the report would be. That's what prompted my question. Nice to know they resolved your issues.

  2. How exciting! you will be in your new home before long! Thank you for this blog. I recently contracted for a townhome in building three. I will not be moving to the area until closer to my closing date so your blog is helpful for getting a feel for the area. I found your blog today and love it!     1. Thanks for posting and welcome to Riverdale! What are they telling you for a closing date for building three? Looks like they are making quick progress on that one. I plan to keep posting fairly regularly even well after we are moved in.
