Bridge to Discovery District to open on June 22nd and other items

Mayor Alan Thompson announced just after lunch today that the bridge from Riverdale to the Discovery District would FINALLY open on June 22nd.

Considering this opening has been delayed since Fall of 2017 it's great that this is finally moving forward.

Bella Beach Spa looks like it is getting close to being ready to open.   I have not heard anything back from them it but looks to be less than a month away at this point.



Jersey Mikes just also added some temporary signage.. 



Jersey Mike's had told me they would open near the end of the second quarter of 2018 and right now it is looking like July or so.   I reached out to them again.  Habit Burger looks to be at just about the same point as Jersey Mikes and also looks to be a July opening.

After these openings all we will be waiting on will be Denizens which is not opening until the end of 2018.   Will need some more retail lease signing announcements soon.    I think they will be coming with the bridge opening and the Village square grass growing Riverdale is finally coming to life.

One last update is the first apartment building construction will not begin until the start of 2019.  This is the 230 unit apartment I have blogged about a few times over the past year...

I know a few folks have asked me in the comments section when these would open as they were looking to live in the apartments so sorry for the bad news.

With the delays in getting this started along with the 18-24 month construction time the apartments here will probably not actually be ready for tenants until 2021.  This delay may be hindering the retail commitments and is probably the main reason all of the retail spots are not leased already with the strong lineup that is already here.

Assuming the apartments are wood-framed mid-rise bldgs, they should be able to be ready in far less than 25 months after construction start, especially since the garage is already complete (assuming they'll use that garage that's just about to open opposite the gym). Wood-frame construction goes fast. Look how quickly the burned-out bldg on Route 1 across from university view is going up atop its already-completed garage.

    1. The developer is saying 20 months from when construction begins in January 2019.. And so far their guesses have all been well behind the mark. The original estimate from the developer was 18-24 months (in 2017). I hope you are right and the developer is wrong.

  2. Thank you for the update. I'd like your opinion on two questions I have. First, once everything is complete (the hotel, the other apartment buildings, and etc.), are you concerned that Riverdale Park Station will be and feel oversaturated? Especially during rush hour and weekends? On the one hand, I'm glad for the development. But on the other, will residents and others feel like they're on top of each other?

    Second, how long do you think retailers will delay leasing and/or announcing coming to Riverdale Park Station? I would hope they don't wait until late 2019. But it could end up being a vicious cycle (a.k.a. it looks like no one is leasing so others won't lease as well). Thanks in advance.

    1. We already have a strong lineup of retail and Denizens was another big score. But I do think folks will wait to lease until the apartments have begun. Delaying that is hurting leasing, no doubt. If you notice most of the remaining spots are small so hopefully they can fill in.

      It will be more of an urban environment but I am looking forward to that.

  3. Any updates on this nail salon? They still have the windows covered so I can't tell how their progress is moving. I'd love to know when they are opening!
